The success story of Porto Cervo began in the 1960s when Arab Prince Karim Aga Khan IV purchased a piece of land on the Emerald Coast. By establishing a consortium with exclusive services and enhancing the area, Aga Khan attracted some of the most famous, wealthy, and influential people of the time.
Today, the Consortium includes about 3,800 members with approximately 3,000 properties (2,500 apartments and 500 villas) spread over just over 3,000 hectares of land.

Why We Bought a Home in Porto Cervo
In two words, we bought a home in Porto Cervo for the natural beauty of the place and as an investment. Let me explain.
There’s little to be said about the beauty of the crystal-clear sea. But where I want to focus is on the number and beauty of the beaches.
From our home, I can reach over 12 stunning beaches with parking dedicated exclusively to consortium members. In contrast, Porto Rotondo has significantly fewer beaches.
Another aspect I associate with Porto Cervo is privacy and tranquility. Our family isn’t big on nightlife, although we enjoy partying occasionally, but we generally prefer staying away from chaos.
For me, ultimate relaxation is on our terrace, overlooking a 180° sea view, no car noise, and a gentle cooling breeze. Of course, the table is never without a glass of Vermentino wine, pane carasau, and pecorino cheese.
Lastly, as a real estate agent, I love investing in rewarding real estate markets. Porto Cervo has always attracted the interest of foreign investors, particularly Germans, Russians, Arabs, and Americans, making it a secure long-term investment.

Where to Buy Property in Porto Cervo?
Like any city, Porto Cervo is divided into different areas. Here are the main ones:
- Porto Cervo (center and marina)
- Romazzino
- Cala di Volpe
- Capriccioli
- La Celvia
- Pevero (small and large)
- Pantogia
- Cala Granu
- Liscia di Vacca
- Cala Romantica
- Cala del Faro
Porto Cervo Center is home to the main boutiques and trendy spots, banks, offices, elegant restaurants, and most importantly, the marina.
How do you choose where to buy property?
It all depends on your preferences and budget. Here are some tips:
- The most expensive area of Porto Cervo is Romazzino, perfect for lovers of beachfront villas, as well as the prestigious areas of Capriccioli and Celvia. If you love luxury and can afford it, this is the place for you! Downside: you’re far from everything, so a car is a must.
- For those who want a villa with a sea view in a hillside location, I recommend the golf area of Pevero and Pantogia. Prices are a bit lower, but the quality of the properties remains high. You won’t have direct sea access, but the view will be breathtaking!
- In the center and entrance of Porto Cervo, you’ll find apartments in residential complexes with pools. Prices are obviously more accessible.
As always, it all depends on taste and budget.
And now, let’s get to the crucial point!
Property Prices in Porto Cervo
When we talk about seaside properties in Italy, Portofino and Porto Cervo represent the two most expensive markets in the country, accessible only to the wealthy.
Property prices vary widely, starting at €500,000 and reaching astronomical figures, with frequent transactions in the €30-40 million range.
More than in any other real estate market, location matters most here.
Tip: Beyond evaluating the beauty of the view, consider sun exposure and orientation concerning winds. Here in Porto Cervo, the main wind is the Mistral, blowing from the northwest.
Buying a home in Porto Cervo means gaining access to all the privileges the resort offers: "Caribbean-like" sea, white and pink sand, top-tier services, well-developed infrastructure, favorable climate, and endless prestige!
